This allows the owner to occupy the building sooner than with a traditional design, bid, and build process, shortening construction time and cost to the owner.

Single-Source Responsibility

From the beginning, Dunlap is responsible for the entire construction process – under one contract – with the Design/Build concept. We assume responsibility for all phases including architectural, planning, site preparation, structural, mechanical, and electrical engineering, as well as the actual construction.

Value Engineering

The Design/Build concept allows for value engineering – a process for reducing the cost of a project – without major changes that affect the intended function or overall appearance of a project. We have used value engineering for projects including manufacturing buildings, warehouses, retail buildings, office buildings, churches, and hotels.

This allows the owner to occupy the building sooner than possible with the traditional design, bid, and build process, shortening construction time and cost to the owner.

For example, as soon as the footing and foundation designs are complete, the contractor can start mass earthwork and site engineering while the rest of the construction drawings are being completed.

Better Cost Control

In the Design/Build concept, a Guaranteed Maximum Price can be established to assure that the owner’s budget is not compromised. In most cases, Dunlap can offer a Guaranteed Maximum Price early in the project, based on an approved scope of work.

In addition to working with plans and specifications supplied by the owner, Dunlap offers complete Design/Build services for both General and Mechanical Construction. We work with the owner – and sometimes the owner’s architect – from plan development to project completion.

Utilizing AutoCAD as a primary digital design tool, Dunlap is able to produce architectural and engineering drawings for use in obtaining permits, for construction coordination, and to provide as-built drawings at the end of a project. Dunlap employs a registered Professional Engineer as well as a team of individuals with an understanding of the current building codes and design standards.

The Design/Build concept offers the owner price and schedule control early in the process. It unifies the responsibility for the project to one source – the Design/Build Team – reducing the chance of any surprises or miscommunications during construction.
